In 1996 the Party Wall etc. Act came into force. This defines the rights of owners and the duties of their surveyors (in the event of a dispute arising). This new act which was largely based on the 1939 London Buildings Acts (Amendment) Act applies to the whole country.

In some cases neighbours can simply agree to work being carried out. However commonly the procedures of the act are invoked whereby Party Wall Surveyors are appointed to handle matters.
